Every quarter I send our agents a company update, and we share a version of it here, too. We want agents across Greater Boston to see what we're building, how we support our people, and why it works.
Our approach is simple. You run your business, and our whole team is the foundation it sits on, from the staff working behind the scenes to our team leaders and the agents down the hall who share what's working. That foundation has supported over $2.5 billion in sales since 2008, under the Berkshire Hathaway HomeServices name. Here's what our team built, won, and learned from July through October.
The wins
In July we were named the #2 office in the entire Northeast region for Q2. We've been the #1 sales office in the Northeast for all of Berkshire Hathaway HomeServices before, and we'll keep pushing to get back there.
Our agents were also nominated in almost every category of the 2026 Boston Agent's Choice Awards.
We welcomed Ben Miller to Josh Stephens's team, celebrated Anush Showghi's 10-year anniversary, and Phil Raccuia hits 15 years with us in November. People stay here. That says more than any recruiting pitch I could write.
Tools that make the job easier
Zillow Preview. List with a signed agreement and one photo, and start building a buyer list before launch. Next quarter those listings flow to RealScout too, one of only two partners getting them.
Zillow Showcase for $150 a listing through our BHHS partnership, with no annual contract.
RealScout, fully branded. Landing pages, property pages and client emails match our brand automatically, plus new commute-time search for buyers.
An AI skills library. Claude and ChatGPT skills that write in your voice: listing descriptions, buyer tour packets, seller updates and 60-day marketing plans, plus our brand kit so everything looks like us.
Follow Up Boss, set up for you. A manual, a cheat sheet and ready-made smart lists, so you know who to call each week.
Automatic reviews. Testimonial Tree is rolling out to send clients to each agent's Zillow and Google review pages after closing.
Marketing that supports you
HomeServices bought 1000WATT this quarter, the strategy and creative firm that has advised brokerages for about 20 years. I hired them to rebrand us about 10 years ago, so this one is personal. Their founders now run marketing, strategy, and creative for HomeServices, their research platform is exclusive to our network, and they no longer take outside clients. That's a lot of brainpower working on our behalf.
Closer to home, our marketing director Greg builds marketing that keeps our agents in front of their clients:
- A monthly newsletter to tens of thousands of contacts, where agents can swap in their own listings before it sends
- A weekend open house guide featuring our agents' open houses
- The quarterly Warren Report on the Boston condo market, with a ready-to-send email template already loaded in Follow Up Boss
- Year-end social posts and graphics built from each agent's sales, testimonials, and awards
A website built to get you found
A big team project this fall was rebuilding warrenre.com so we show up when someone searches a Boston building, a neighborhood, or an agent, on Google or in AI tools like ChatGPT. Every building and neighborhood page is being rewritten and fact-checked, every agent profile is getting their neighborhoods and a short FAQ, and we publish a new blog post every week. More people finding us means more opportunities for our agents.
Training and support that show up when it matters
- Condo lending, before it bit anyone else. Leader Bank's condo underwriter trained our agents on the new Fannie and Freddie rules, and everyone got a Condo Project Financing Checklist before January.
- Same-day market coaching. Client talking points the afternoon the Fed raised rates.
- AI, social media, and personal branding with Steve Black, plus free Tom Ferry AI webinars
- Priority management with Eric Stevens
- Ninja Selling on fence-sitting buyers
- Pricing. Our appraisal-style CMA approach
- Tom Ferry's The EDGE. A group of us went together
For 2027, our team is building a business plan with every agent. Our staff pulls each agent's last 12 months of numbers ahead of time, then we sit down one-on-one and build the plan together. No spreadsheet homework.
That's the bigger point: there's a powerhouse team behind every agent here. Our staff handles the behind-the-scenes work so agents can stay focused on clients, our team leaders mentor and share what's working, and our agents are generous with each other, whether it's a pricing gut check, a contract question, or covering a showing. I love being part of it, and I'm one of a lot of people in your corner.
The little things that add up
Free health insurance and Medicare webinars during open enrollment, built for agents who buy their own coverage. A strong lending partner in Leader Bank, and an insurance partner down the hall at Titan Insurance. A shared agent hub and preferred vendor list, so nobody starts from scratch. HomeServices is a founding member of Open Real Estate, which aims to let agents enter a listing once and send it everywhere. And a company BBQ in my backyard this summer, because we actually like each other.
What's coming next quarter
- A new office. We're moving into a freshly renovated space on the 3rd floor of our building at 535 Boylston Street, with a fresh, contemporary design, on January 1. Same Back Bay address.
- Zillow Preview listings flowing to RealScout
- Upgraded agent profiles on warrenre.com
- Automated review requests through Testimonial Tree
- 2027 business plans with every agent
