12 Stoneholm Lofts, at 12 Stoneholm Street in Boston's Fenway neighborhood, is a seven-story condominium building with 121 residences, converted to condominiums in 2006. The association is formally known as the XII Stoneholm Condominium Trust.
The building has an unusual history. It began as a multi-level parking garage, and decades ago its upper levels were converted to apartments and two floors were added on top. In 2006 the apartments became condominiums, and the parking levels on the lower floors became a separately owned garage. The residences fill the upper floors, above the garage.
Most homes are compact loft-style one-bedrooms, joined by a smaller number of two-bedroom homes and a few three-bedroom layouts. City records show homes from roughly 300 to about 1,150 square feet, with the largest on the top residential level, and some units have two-level layouts.
Residents have a 24-hour concierge, elevators, a fitness center, a bike room, and a laundry room in the building. On the roof, a pool and two roof decks look out over the Back Bay and Fenway skyline. Parking in the garage below is separately owned and is offered for rent or purchase when spaces open up.
Stoneholm Street is a short side street just west of Massachusetts Avenue, between Boylston Street and the Back Bay Fens. The Hynes Convention Center Green Line station is a few minutes' walk north, and Symphony station on the E branch is a short walk south. Newbury Street and the shops of Back Bay are a few blocks east, and Fenway Park and the Emerald Necklace are close by.
12 Stoneholm Lofts offers condominium ownership with full-service amenities on a quiet street at the edge of the Back Bay.
